What Thermal Roof Imagery Can and Cannot Tell You
Thermal imagery can reveal patterns worth investigating, but it is not a moisture diagnosis by itself.
Thermal roof imagery records surface temperature differences. Under suitable conditions, those patterns can help you focus qualified follow-up on areas that may warrant closer investigation.
Conditions matter
Weather, solar loading, roof materials, insulation, surface moisture, HVAC equipment, and capture timing can all influence a thermal image. Collect visible imagery and mapped locations with the thermal record so you can understand what you are seeing.
An anomaly is not a diagnosis
A temperature difference may be consistent with trapped moisture, but it can also have another cause. Document thermal observations as areas of interest and evaluate them alongside roof history, visible conditions, and appropriate confirmation methods.
Make the handoff traceable
Your deliverable should link each observation to its location, visible and thermal images, capture conditions, and recommended qualified follow-up. This keeps the evidence intact without overstating what the sensor can determine.
Mira provides thermal and moisture detection documentation and can review whether your third-party capture package is complete.
